Tenant Placement
If you just need us to find you a qualified tenant, we offer our Tenant Placement services. These services include:
- Taking pictures and advertising the property on several popular rental websites
- Pre-screening people that show an interest in the property prior to scheduling a showing
- Personally showing the property to pre-screened parties (we NEVER give out lockbox codes)
- Perform full background check on applicants (Credit, Background, Income, Rental History)
- Prepare the lease, get it signed, and collect Deposit and 1st Month’s Rent
- Perform a complete Move In Inspection of the property prior to Move-In
Management Services
We offer a basic package for property owners with minimal needs which includes collecting the rent and processing repairs. Monthly statements are sent out as well as an annual summary. There is also an Owner Portal included for easy access to all documents and payments.
For clients that want full service, we also offer an all-inclusive package that contains everything in the basic package as well as lease renewals, serving notices, annual inspections, handling any HOA issues, processing evictions, and court appearances.
Tenant Screening and Lease Executions
Before we show your property to any interested party, we pre-screen the interested party over the phone to determine if they would even qualify, if they applied. We only show your property to people that have pre-qualified. After they apply for the property, then we perform a full background screening. We will go over all applications with you and together will determine the best applicant for your property. The lease is then prepared to ensure that all bases are covered to protect your interests. Once the lease is signed and the tenants move in, we then enforce those terms.
